Sewer pipe line repair in Orlando: fixing the drain under the slab without wrecking the house
Most sewer problems in Orlando start in a cast iron drain poured under a slab fifty or sixty years ago. This page walks through how those lines fail in Florida ground, how to tell lining from re-piping, and what the repair does to your yard, pavers and schedule.
Sewer Pipe Lining (CIPP)
A resin-saturated liner cured in place forms a new, jointless pipe inside the old one.

What is actually failing under a Florida slab
The houses that fill the older neighborhoods of Orlando were built on a slab with cast iron drain lines set in the fill beneath it. It was the right material in 1962, and it is now being attacked from both sides. Inside, sewer gas condenses on the crown of the pipe and turns into weak sulfuric acid, which eats a channel along the top until the pipe is a trough with no roof. Outside, the sand around it is damp with brackish groundwater most of the year, and the iron scales and thins from the wall inward.
Not every Orlando home has iron. Subdivisions platted after the late 1970s drain through PVC, which does not corrode but does crack. The sand under a Florida lot settles unevenly, especially where a trench was backfilled loosely, and a rigid plastic joint that has been pulled a quarter inch apart lets roots from a ficus, an oak or a row of palms find the moisture. A few streets in the oldest parts of Orange County still have Orangeburg, a tar-and-paper pipe that goes oval and closes.
The decision: line it or break the slab
When a camera goes down the line, the owner is really choosing between two paths. The first is to rebuild the pipe in place with a cured-in-place liner, a resin-saturated tube pulled or inverted through the existing drain and cured hard with hot water or steam. The second is a re-pipe: saw-cutting the slab, trenching through the living space, and setting new PVC. Lining wins where the old pipe still holds its shape and the fittings are intact enough to seal against. A re-pipe wins where sections have already collapsed, where a belly holds standing water, or where the layout needs to change.
There is a middle path. A sectional point repair places a short sleeve over a single broken spot, and small trenchless replacements can swap the yard portion while the under-slab run is lined. The point is that the whole decision rests on what the video shows, not on the age of the house alone. Details on the method, and on how installers are checked, are collected at the CIPP reference and installer verification site.
Infiltration, voids and what the summer rain does
Florida adds a problem that northern cities rarely see. The water table around Orlando sits a few feet below grade, and after a week of afternoon storms or a surge event it can rise to the pipe itself. Every open joint becomes an inlet. Groundwater flows into the lateral, carries sand with it, and the sand leaves behind a void. Over a few seasons a paver walkway dips, a pool deck cracks, or a soft spot opens in the lawn. Orlando homeowners sometimes call these sinkholes; they are usually washout around a leaking joint, and the sooner it is sealed the better.
Lining seals those joints along the full length of the pipe, which is why it is so often preferred over spot digging in sandy ground. Where a void has already formed, the crew will typically fill it after the line is sealed so the surface stops moving.
Protecting pavers, pool decks and landscaping
Most owners in Orlando have more money in the hardscape over the sewer line than in the sewer line itself. A trenchless scope is written around that fact. Lining is done from a cleanout or from a pulled toilet inside, so the yard is untouched. Pipe bursting needs an entry and an exit pit, and those are placed where a few square feet of sod can be lifted and set back rather than under pavers or a screen enclosure footing. If a cleanout does not exist, installing one is usually the first and only excavation.
Timeline, permits and paperwork
A Orlando residential lateral is lined in one working day. Before that day, the installer pulls the plumbing permit required by the city or county for lateral work, orders utility locates on any dig, and schedules the inspection the permit calls for. Owners selling a home, filing an insurance claim for slab or landscape damage, or responding to a home-inspection report should ask for the pre- and post-repair video, the written scope, the permit record and the written warranty on the liner, which is rated for a fifty-year design life. That package is what an adjuster or a buyer's inspector wants to see.

Questions we hear in Orlando
How do I know whether my Orlando house has cast iron drains?+
Slab homes built from the early 1950s through the mid 1970s almost always drain through cast iron under the floor. Look at the exposed pipe under a sink or at the cleanout outside: rust-colored, heavy, threaded or hub-jointed pipe is cast iron. A camera inspection settles it and also shows how much wall is left.
Can a sewer line be repaired without breaking the slab?+
Usually yes. A cured-in-place liner is installed through a cleanout or a pulled toilet and follows the existing pipe, so no floor is cut. The exceptions are collapsed sections, bellies that hold standing water, and lines whose fittings are too corroded to seal against. The video decides which case you have.
Why does my drain only back up when it rains hard?+
Groundwater is entering the lateral through cracked joints. When the water table rises after a summer storm, the pipe takes on more water than the sewer can carry away, and the lowest fixture in the house backs up. Sealing the joints with a liner stops the infiltration and the rain-day backups together.
Will the repair disturb my pavers or pool deck?+
Trenchless methods are chosen for exactly that reason. Lining needs only access to a cleanout; sectional repairs use the same access; pipe bursting needs two small pits that can be placed in lawn or a planting bed rather than under hardscape. The written scope names each access point before work starts.
How long does a sewer repair in Orlando take?+
A single residential lateral is lined in one working day, with the water back on the same evening. Spot repairs are shorter. A re-pipe through the slab runs several days to a couple of weeks depending on how many branch lines are involved. Permits and utility locates add lead time before the crew arrives.
